Land Features & Description
Location: The Gilmore Farm is in two tracts. The West Tract containing 291 acres +/- is located -on the edge of the city limits of Gilmore, Arkansas. The East Tract containing 1204 acres +/= is approximately one mile east of the Gilmore tract. Both tracts are approximately 30 miles from Memphis, Tennessee via I 55. Interstate 55 bisects the east tract and there is frontage on the interstate of about 1.5 miles. There is an interstate crossing that makes easy access to the farm.
Acreage: 1,495.7 +/- of Farmland and 1,425 acres +/- of Cropland.
Topography: The farm has a gentle roll on some of the acreage but most of the farm is flat. All but 45 acres irrigate by pivot or furrow. The forth five acres +/- will irrigate with levees. Irrigation: The Lindsey farm has four pivots and four wells that are less than 3 years old and one well that is older. One well is electric and the rest are diesel powered.
Soils: The soils approximately 50% Sharky Silty Clay, 40% Tunica Silty Clay and the balance being Earle Clay, Alligator Clay and Forrestdale Silty Clay Loam. These soils have a high natural fertility and as Mr. Lindsey says” are great closers”, meaning that in August and September they will make you a crop even if the crop does not look too good in June and July
Water: The aquifer in this area is known as the Mississippi Alluvial Aquifer. This Aquifer is normally recharged each year by the Mississippi River. The static levels of the water table in the area and on this farm are in the 20 to 30 foot range. Test wells in this area show a stable static water depth of around 25 feet.
Hunting: Waterfowl hunting in the area is excellent. The farm is about one mile from the famous Minneshea Hunting Club and about 5 miles north of Wappanocca WMA. Ducks and Geese have been observed using the farm each winter.
Rent & Taxes: The farm lease expires on December 31, 2009. The farm is leased on a 75%/25% share. The property taxes are $5.50 per acre +/-
