Land Features & Description
PROPERTY
The Little Popo Agie River Ranch consists of 620 deeded acres. The Little Popo Agie River flows through the ranch for nearly 1½ miles and offers a beautiful, private setting for enjoying all the ranch has to offer. Approximately 240 acres of the ranch are irrigated. The terrain includes the river valley flanked by ridges for privacy, rolling hills with sage brush rangeland, additional water in Willow Creek, and the river bottom has areas of willows and cottonwood trees. The ranch has incredible views of the Wind River Mountains to the west and Blue Ridge and red rock hills to the east and south.
RECREATION
Recreational opportunities are limitless on the ranch and in the surrounding areas. The varied terrain on the ranch offers habitat for diverse wildlife populations including mule deer and white tail deer, antelope, coyote, fox, raccoon, bobcats, rabbits, rainbow trout, brown trout and sauger and many bird species such as bald eagles, hawks, owls, pheasants, sand hill cranes, Canada geese, ducks as well as a variety of song birds. The ranch qualifies for landowner hunting permits for antelope and deer and the Little Popo Agie River provides opportunities for fishing. Bureau of Land Management land borders the ranch to the east and supplies thousands of additional acres for hiking, horseback riding, ATVs or other exploring. Lander offers a wonderful combination of nice restaurants, shops, golf course, Museum of the West and seasonal festivals.
OPERATION
Currently, the ranch is managed as a cow / calf operation. Cattle are grazed on a summer Forest Service permit in the Shoshone National Forest. Alfalfa and grass hay are produced on the ranch’s irrigated land with production ranging from about 300 ton per year to 600 ton per year, depending on management practices. Irrigation includes side roll sprinkler systems, gated pipe, hand line and dirt ditches with dams; the sprinkler systems are all gravity fed.
IMPROVEMENTS
The headquarters of the ranch include two homes, a metal shop for equipment, outbuildings for livestock and for storage, and an extensive corral system for livestock. Water for the homes is provided by a spring with a cistern for water storage; livestock water in the corrals is provided by a separate spring. Mature trees and a yard surround the ranch homes.
WATER
Approximately 11/2 miles of the Little Popo Agie River flows from south to north through the ranch. Willow Creek flows into the ranch from the west and is a tributary to the Little Popo Agie. Springs service both the homes and the livestock in the corrals. The ranch has water rights to irrigate 265 acres. Water is conveyed to the ranch through both private and shared ditches. Water rights dated before Wyoming was a State, are called Territorial rights and are considered exceptionally good rights – some of the ranch’s water rights are Territorial.
