Land Description
Very rarely is there an opportunity to purchase a unique property like this 40 acres. This tract of mature hardwood timber is completely surrounded by the Earl Buss Bayou DeView Wma. Also, this land is positioned near some of the premier duck hunting clubs in the State of Arkansas.
Just northeast of this land is the OK Hunting Club, Newport Hunting Club, Marked Tree Hunting Club and the Greasy Slough Hunting Club. Just east of this 40 acres is the Leonard Sitzer Hunting Club, (where President Jimmy Carter came to duck hunt for several years).
These clubs share a big, contiguous block of timberland. In addition to the duck hunting, these clubs and the Bayou DeView WMA have a very healthy population of whitetail deer with some giant bucks.
Currently, this 40 acres is land locked. The Arkansas Game & Fish Commission said, if the current owners will request ingress/egress to this land in writing, they will be granted permission to cross the WMA to access this property. The current owners will be allowed to manage/cut the timber, put in food plots or whatever they want to do with their land, (as long as it is legal).
This access is not transferable to new owners. Once purchased, the new owners will need to request in writing to the Arkansas Game & Fish Commission for permission to ingress/egress this land across the Wma.
In this section of the Earl Buss Bayou DeView Wma, these 40 acres are 1/2 mile south of the Wma's north boundaries, (along OK Road) and 1/4 north of the Wma's south boundaries which borders a ditch and a large rice field.
The current owners also own the tillable ground south of the Earl Buss Bayou DeView Wma. They will not allow access across their land from the south. They will not allow an access road to split/cross their rice/soybean ground.
