Approximately 7.5 acres are located in Douglas County, MO, off HWY 181. Cr 181-160 is the county road on which the property is located. You are only 5.2 miles south of Cabool, and 45 minutes from West Plains, MO. The North Fork Of The White River is just down the county road past the property about 2 miles.
As you travel down the county road, you will come to a clearing on the east side of the road. The clearing is located on the SW corner of the property and is relatively level. This property is nothing but small growth hardwoods. There is a nice view of the northeast, east, and southeast horizon. Several other potential building spots are scattered throughout the property, and you may build anywhere you would like on the property.
As with all of Douglas County, finding a flat piece of property will be hard to find. As you come off the county road, it does stay mainly level for about 300-400 FT, and then it will start to slope to the east gently. The north, west, and south have some level area you are more than welcome to build on.
The electric service can be found to the west of the property and would take about 2-3 poles to reach the property. Solar would be great if you're looking for alternative ways, especially if you use it as a camping lot. You could always haul in a generator.
There is no water on the property, but there are many ways to obtain water. Drilling a well is one choice, and most wells will run you about 400-500 FT in this area. If you are looking for a cheaper way, water tanks or even a catchment system would be the way to go.
If you plan to live on the land, you will need human waste disposal. These days there are all sorts of new ideas that are coming out. You can do a composting system, get an incinerating toilet (they work on propane, gas, diesel, and electricity), install a septic tank, or you can even do a lagoon.
Cabool, MO, is located north on HWY 181, about 5 miles. You can get everything you need for everyday living, and they have a grocery store, Dollar General, restaurants, employment opportunities.
West Plains, MO, is the next biggest town with the amenities you need to survive life. Such as Dr.'s, hospital, retail shopping, employment opportunities, Missouri State-West Plains Campus, and the massive Civic Center.
