This is a rare opportunity to own some of what once was considered some of the area's best farmland. Most of this property was cultivated or cattle land until it was planted in pines around 2000. There is an old, condemned road named Haisten Road running north to south through the farm. This divides the farm with about 120 acres on the west and 221 acres on the east.

There are roughly 78 acres of 22-year-old long-leaf pines that need thinning on the west side of the property. Much of the east side of the property is made up of hardwoods and planted long-leaf pines. These pines did not have great livability on the east side. I am told this is a result that is due to the drought the year they were planted and because of the stiffer clay soils on the east side of the farm. This east side could be controlled burned and soon it would look like a quail plantation from SW Georgia. The west side needs to be thinned for an instant rejuvenation in this timber stand and your bank account.

What has been a perk of these efforts has created a great place to hunt and hold deer and turkey. The property has gently rolling topography. There are many food plots that are strategically placed around the property. Also, this farm has almost zero flood zone with a couple of small running streams that empty into the larger Mims Creek. There is just a few feet of frontage on this larger named stream at the SE corner. There are several small ponds the largest being two-three acres in size.

This is close to a turn-key recreational property that is only a mile from Highway 231, which is a four-lane. It is far enough that you will not be bothered by any road noise from the highway but traveling to the property will be quick and easy. There are 1.2 miles of road frontage on Pike County 3316 or Sara G Lott Boulevard. A transformer line runs through the lower half for 4,200 ft. creating a great place to dove hunt and plant deer plots. The power company has the only known easement which is for maintaining the line only.
