About The Community:

Smugglers' Roost is a pioneering community which serves as a hub for exploration, creativity and trade.

It's Wintertime At the Roost.

Ditch the dreary winter blues and soak up our endless sunshine. Whether you're looking to spark a new hobby, rekindle an old passion, or simply reconnect with nature, Smugglers' Roost is where adventures (and memories) begin.

What's Happening At The Roost?

UNLEASH Your Creativity: Pottery, crafts, and wood-fired pizzas are just the start. Try your hand at sculpting pottery and firing it in our Raku Pottery Ground Kilns or dive into an arts-and-crafts workshop-our on-site enthusiasts are here to guide you.

COMMUNITY Vibes: From live music under the stars to BBQs, telescope viewings, and movie nights, there's always something fun around the Pavilion.

STARGAZE Like Never Before: With some of the darkest skies in the country, our 12” telescope brings the universe to your doorstep (and yes, we have a solar telescope for daytime sun-gazing too).

ADVENTURES Galore: We're in the Middle OF Everywhere. Hike, rock climb, birdwatch, or even ride the trails of legendary outlaws like Wyatt Earp and Billy the Kid. Plus, our area is brimming with historic landmarks, ghost towns, wineries, and more.

CAFFEINE & Koi: Kick back by the Koi Pond with a cup of fresh-roasted Smugglers' Roast Coffee, brewed to perfection.

WHY Wait? With lower living costs (Hidalgo County is 27% cheaper than the national average.) and booming improvements, it's time to secure your place at today's prices. A 99-Year Land Lease gives you stability, value, and a thriving community to call home.

JOIN US. With over 80 full-time residents, we're more than a destination-we're a community. Whether you're an artist ready to make your mark or someone looking for peace and quiet, you belong here.

CALLING All Artists. Nationally acclaimed scenic artist, Pam Price of F5 Theming & Design 2, Llc, is now producing artwork for a growing array of high-profile clients in her 1,600-Sf Art Production Facility at the Roost. Pam's impressive body of work includes serving as Art Director with The Companies of Nassal, to oversee the 300+ artists that brought The Wizarding World of Harry Potter - Hogsmeade to life at Universal Studios Orlando. Although her new projects are highly confidential, her initial staffing of artists is being drawn from Roost residents. Come join the growing F5 Team of artists.

WORK Remotely with our Outstanding Wi-Fi with Fiber Optic now available.

Bring Your Horse. We are planning to add adjacent horse facilities and more. We are surrounded by 100'S of Miles of trails. Come ride the outlaw trails traveled by such infamous characters of the Wild West as Wyatt Earp, The Clantons, Johnny Ringo, “Curly Bill” Brocias, Billy the Kid and countless others as they rode through our area en route to the town of Tombstone.

The Details:

We are only 2.5 hours from either El Paso, TX or Tucson, AZ, or just two hours from Las Cruces, NM. Situated at the site of the infamous Clanton Gang's hideout along Smuggler's Trail, we are set in one of the most historic and stunningly beautiful regions of the Wild West.

All infrastructure is in place. We've completed an enhancement to our water system and one to our commercial septic system is upcoming. In addition, we've upgraded the primary electric in order to ensure higher voltage, now and in the future, as rigs and ancillary structures continue to demand more. Other community improvements and the addition of amenities are continuing throughout our now, nearly 50-acre, site.

$15,999 is a One-Time Payment for a 99-Year Renewable Land Lease which provides exclusive / transferable use of the RV / Tiny Home Lot for the duration of the term. A Memorandum of Lease is recorded in the public records of Hidalgo County, New Mexico memorializing the leasehold.

There is no Hoa, but there is a $27.50 Monthly Maintenance Fee per residential unit to cover the cost of well pump electric and maintenance of the water/commercial septic system. Water, community Wi-Fi and central garbage collection is provided at no additional charge.

Leaseholders may rent their Sites when not in use in order to potentially generate income.

Leaseholders may perform improvements to their sites, such as adding a Tiny Home or Park Model, concrete pads, fire pits, sheds, xeriscape landscaping, etc.
