These are two large forested adjacent lots. Southeast of Alamogordo and East of Las Cruces in Timberon, Otero County, New Mexico.

Timberon is a forested mountain community which is mostly undeveloped. It is ideal for recreational, weekend, seasonal or all year round living. Timberon is located in the beautiful Sacramento Mountains and is completely surrounded by the Lincoln National Forest, Bureau Of Land Management Lands, State Lands, and privately owned ranches.

These properties are Timberon Unit 13, Block 177, Lots 1 and 2. These 2 adjacent lots are in a spectacular location. They are on the spine of a hill with incredible views of Jefferies Peak and many other mountains, Carrisa Canyon, and more of this beautiful area. You couldn't ask for better views for a homesite.

They are located on platted Gomez Road, which has not been graded in. If you intend to build then you will have machinery handy to grade the road into your property. Or you can choose to just hold these two beauties for investment.

The border of hundreds of thousands of acres of National Forest Service land is about half a mile to the east, and power lines are just over 400 yards away.

This area is covered in pinon, ponderosa pines, and alligator junipers.

Mobile homes and horses are allowed in this part of the subdivision.

Camping is allowed and RV's and travel trailers can be used as a temporary residence for up to 30 days each year. You can use these properties recreationally to visit this beautiful area while holding them for investment, or you can choose to build a residence. These properties are off grid. You will probably use rain catchment for water or explore the possibility of a well, and solar for electricity.

NOTE: New Mexico does generally require at least 3/4 of an acre to issue a permit to install a standard septic system. These lots can be combined to make an approximately 1.2 acre property.

This is an under-developed subdivision that was laid out several years ago There are no time limits to build, and no requirement to make you build. Taxes are about $56 per year and there is an annual fee to the water company of $30 per lot.

Although Timberon's location is secluded, they have many things to offer including a 9 Hole Golf Course with 360 Views of the surrounding Sacramento Mountain Range, an Airport, Fire Department, Swimming Pool, Fishing, Horsehoe Tournaments, homes and cottages for rent, a hotel, camping and RV park, several restaurants, a grocery store and a Timberon Welcome Center where there is an artifact museum, local art, maps, brochures, and more. You can also enjoy the miles and miles of trails and primitive roads that are perfect for off-road vehicles. The area is rich with game animals such as Mule Deer, Elk, Antelope, Wild Turkey, Bear, and Mountain Lion and you can enjoy hunting on the outskirts of the subdivision or on your own property.

No trees or heavy brush may be removed from a property while it is under loan contract. It is possible on a case by case basis that we might waive this requirement if a large down payment is made on the loan. Generally though you will need to wait until the property is fully paid off.

Business or commercial activity of any kind is not allowed involving a property under loan contract. Any plans you might have of a commercial nature must wait until the property is paid for in full and ownership has been transferred to you.

With a $294 initial payment ($99 down payment + $195 document fee) we will finance the balance for as little as $120.21 per month for 9 years. We do our own financing. We do not hire a loan company and we do not run credit or background checks. Everybody qualifies for financing. Instead of financing, you may choose to buy these properties outright and receive a 10% cash discount.
