I am retiring and selling the last parcels in my inventory at bargain prices.

I recently sold the two adjacent lots. The 2 offered here are my final lots.

This a rare opportunity to purchase 2 adjacent parcels on the corner of Ranch House Road and Sundance Lane.

The front parcel is 2.21 acres, and the back parcel is 2.55 acres.

The parcels are on the outskirts of Willcox, close to the Graham County line.

The property is about an hour drive from Tucson, and only 15 minutes north of Willcox.

Willcox is a small friendly city where you can find Grocery Stores, Restaurants, Hardware Stores, Medical Service, Schools, etc...

The area is dotted with small and mid size farms and ranches. It is a beautiful area with a country-side feel to it.

The soil is fertile and climate is good for growing most types of vegetables and fruits, as well as grapes.

Zoning is R-36. Horses are allowed. Each Lot is buildable.

The parcels have road frontage on three sides (see maps attached below).

This is an exquisite find for a small ranch or farm - and for only $7,500 per lot (Wow).... where can you find such value at this price?... I highly doubt you'll find nicer land in this area at such a low price.

As seen in pictures and maps, there are several neighbors in the close vicinity.

The land area is pristine and peaceful, and has nice panoramic views. Terrain is level.

There are power poles on Sundance Lane, along the western side of the parcels.

Water would be by drilling a Well. Water is also commonly obtained via hauling to a storage tank, available locally.

Sewer would be by installing a septic system. Mobile Homes are allowed.

Permanently living in RV's on vacant land is not allowed in any county I know of... zoning codes do not allow that for obvious reasons.

RV stays of up to 6 months per calendar year are possible in Cochise County, upon installation of a county approved waste disposal system.

Pictures were taken by me two summers ago, at different areas of the lots, looking at several directions. Last 2 pictures were taken at Apple Annie's Orchard near the property.

I am willing to owner finance this, but only at the terms listed below. I am retirement-ready, therefore longer terms are not a viable option anymore...

Price is sharply reduced for a quick sale, and offered under the following terms:

Purchase price is $15,000

To get started: A Down Payment of $2,000 is to be paid via Paypal (Venmo or Zelle are also acceptable).

I will email the buyer a Paypal invoice upon being notified you are 100% ready to purchase this property.

Remaining balance of $13,000 shall be financed via a Contract For Deed for the period of 13 months. Monthly payment will be $1,000 per month.

Buyer will add $12 to monthly payment for prepayment of property tax.

A cash buyer wishing to go through Escrow and Title is no problem. We can do so with Pioneer Title Agency, which I've used many times over the years. Buyer will pay for those additional costs.

There are No HOA or POA dues, and no time limit to build.

A Warranty Deed will be issued upon completion of payments.

When/If one is ready to buy via contract for deed, these are the steps of the purchase process:

1. Buyers email me their full name and address.

2. I then prepare the contract and email it along with a secure Paypal invoice for the initial $2,000 to get started.

3. This initial payment must be submitted within 24 hours, and I then mark the listing Sold.

Note:

I am semi-retired and under no pressure to sell. Please take all the time you need, whether it's for doing your due diligence, going see the property if possible, consulting with those you need approval from on buying, etc, etc...

P L E A S E don't send an email saying you are ready to proceed, if in fact you're not..."False Alarms" are unwelcome and unnecessary.

Also note:

I am selling "vacant Land" - not entering into a "Landlord-Tenant" relationship...

That being said, if your intention is to start developing / living on this land right away, and/or placing "objects" on it, then you cannot buy this land on contract. You will need to pay for it in full.... 100% use requires 100% ownership.

I need to mention this because I've had a few folks who presumptuously assumed they can pay a small down payment to get into a land contract, and can now "move right in" and do as they please.

From Willcox i-10 exit 340:

Go north on Fort Grant Road for approximately 13 miles.

Turn left on Ranch House Road, go approximately 1 mile to the corner of Ranch House Road and Sundance Lane.

You have arrived. The lots are on the north side of the street.
