Land Description
It's not often to find a newer broiler farm that's fully updated and look this good. These eight broiler houses were built in 2016 and are wood truss with drop ceilings. All are 50' x 500' and have Choretime feeders, Choretime drinkers, Chortronic controllers & White brooders. Two auto-start Taylor generators (155Kw each) provide an emergency power supply. New stir fans and cool cell pads were recently installed. Ten 1,000 gallon tanks (owned by Tyson) are used to store propane. There are 4 wells (approximately 200' deep each) that supply the water, with no reported issues of ever running short. Rural water is connected as a back-up water source, along with eight 5,000 gallon (each) water storage tanks. These tanks are enclosed in a 30' x 60' water storage building. There is an 80' x 125' combined stacker/compost shed to deal with excess litter or bird disposal. A very large incinerator is the primary method of bird disposal.
This nice farm is currently contracted with Tyson (Waldron, AR complex) and raise a targeted bird of approximately 4.2 lb at 38 days and a middle pay of seven cents per pound. Total broiler placement is approximately 288,000 per flock and an average of 6 1/2 flocks per year.
The seller is including a John Deere 2083 tractor (2013), a KD cake-out machine, a John Deere 6' bushhog, a John Deere zero turn mower, a litter saver and an 18' bumper trailer.
The farm has a small, two bedroom, one bath home with city water & has an enclosed garage.
The land is 42.2 acres with a rather large pond.
The three year average gross income has been $577,767.
This nice farm is offered at $3,300,000.
