Many ads for land will say “this property offers a blank canvas for the owner”. I originally thought “just another BS sales technique”.
After selling hundreds of properties, I have come to embrace the “blank canvas” philosophy.
Let me tell you why...
A buyer from Canada purchased a large acre property in San Bernardino County, CA located in the San Bernardino Mountains. The topography is dominated by steep slopes with a density of trees and underbrush covering this large tract. Not buildable or suitable for developing. I complimented him on making a great investment (I gave him a discounted price), he replied “no we aren't keeping this as an investment we are going to use it for paint gun fights”. The Area:
The area has recreational opportunities including hunting, fishing, and hiking. Elk, Deer, and Antelope and other big game hunting is common in the area. Fishing can be found on local reservoirs including Eastdale Reservoir, Sanchez Reservoir, Smith Reservoir, and Mountain Home Reservoir. In addition to the reservoirs, the Rio Grande River runs north to south along the western border of the county and is only about 10 miles from this property. The San Luis Valley lies between 2 mountain ranges, the San Juan Mountain Range to the west and the Sangre de Cristo Mountain Range to the east. These mountain ranges provide mountain views in almost every direction. These mountains also provide large areas of public land for hiking and outdoor recreation. Just north of this area is Mount Blanca, a 14,000+ ft mountain peak that dominates the landscape of the area. To the north of San Luis about 15 miles are the cities of Fort Garland and Blanca. Both are small towns with similar amenities as San Luis. Alamosa is a larger regional city about 40 miles away and has more options. These include a Walmart, a larger selection of shops and restaurants and hotels, a college, and hospital.
