The Estancia Ranchettes is an undeveloped subdivision just outside Moriarty, a friendly little community which has its own small airport, several parks, a sports complex including six baseball fields, and weekly summer rodeos that can draw in hundreds of visitors. Moriarty has all the conveniences and amenities you would need. You will be less than an hour from Albuquerque.

Torrance County is one of the most productive agricultural counties in the United States. People here tend to have very close ties to the land and the locals place high value in their heritage and ties to the mountains.

These are great homesteading properties with beautiful mountain views. They are Estancia Ranchettes, Unit 7, Block 3, Lots 5 and 6. Each of these adjoining lots is approximately 1 acre. You can treat them separately or combine them for a big approximately 2 acre property. This is a nice flat area with legal platted road frontage along the north side. It looks like nobody has been driving on it lately and you will need to drive on it to wear it in. If you are going to build a residence, you can ask the county whether they will maintain the road or whether you should use your equipment to grade in the 200 yards or so to the intersecting street.

You can camp or RV on your property for up to 3 months per year while you hold it for investment, or you can build your dream residence.

Most lots in this area do not have electricity available. These two are only about 220 yards from electric lines. You can contact the Central New Mexico Electrical Cooperative for a quote. We are told that water wells in this area are as little as 150 to 300 feet deep. You can contact a well driller to see if that's a good option for you, or you can have water hauled in.

Zoning is PL. County planning and zoning can answer any of your land usage questions.
